Historic Restoration
Older homes were built with techniques and materials that most crews don't know how to work with anymore. We do. We restore craftsman, Spanish, and mid-century homes — keeping the parts that make the house worth saving and quietly upgrading the parts that don't.

What we do
Scope you can expect.
- Period-appropriate millwork, plaster, tile, and trim
- Window restoration and weather-sealing without replacement
- Foundation, framing, and seismic upgrades on older homes
- Sympathetic kitchen and bath updates inside historic envelopes
- Historic Preservation Overlay Zone (HPOZ) navigation
Our approach
How we run the job.
- 01
Document what's there. Before we touch anything, we know what we have.
- 02
Save what's worth saving. Replicate what isn't.
- 03
Modernize the systems. Old plumbing, electrical, and HVAC have to go.
- 04
Detail like the original carpenters did. The seams shouldn't show.

Frequently asked
Common questions.
Have you worked in HPOZs?
Yes. We've taken projects through historic review and we know which battles are worth picking with the city.
Can you match original millwork and tile?
Often, yes — either by sourcing reclaimed materials or by milling and casting to match. We'll be honest if a replication won't pass close inspection.
Is restoration more expensive than replacement?
Sometimes — but rarely by as much as people fear, and the result is irreplaceable. We'll quote both paths so you can decide.
